1. About OnlyDeals

OnlyDeals is a private, members-only platform that introduces property investors to deal sourcers. Membership is by approval only and may be withdrawn at any time.

2. Introductory platform only

OnlyDeals is an introductory platform only. We are not a party to any transaction between members. We do not buy, sell, broker, value, survey, manage or guarantee any property or investment. We are not a financial adviser, estate agent, solicitor or lender, and nothing on the platform is financial, legal, tax or investment advice.

3. Your own due diligence

Every listing is supplied by the sourcer who posted it. Figures, descriptions, yields, refurbishment estimates and photographs are their representations, not ours, and we do not verify them.

Deals are sold as seen. You must carry out your own independent due diligence — including legal, financial, valuation, survey, title and compliance checks — before paying any money, signing any agreement or committing to any deal. Take independent professional advice where appropriate.

4. No liability for loss

To the fullest extent permitted by law, OnlyDeals accepts no liability for any loss of money, loss of a deal, loss of profit, loss of opportunity, or any direct, indirect or consequential loss arising from your use of the platform, from any introduction made through it, or from the conduct, solvency or misrepresentation of any other member. Payments you make to third parties are made entirely at your own risk.

Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation.

5. Fees

Platform fees — including sourcer membership subscriptions, viewing fees and reservation fees — are payable as displayed at the time of purchase and are for use of the platform and its introduction services. They are not a payment towards any property. Refunds are at our discretion except where required by law.

6. Member conduct

You agree to provide accurate information, to keep deal information confidential in line with the platform NDA, not to circumvent the platform to avoid fees, and not to contact other members outside the permitted channels. We may suspend or remove any account that breaches these terms.

7. Confidentiality

Deal information shared on OnlyDeals is confidential and provided under the platform NDA signed during onboarding. You may not share it with anyone outside your own professional advisers.

8. Changes and governing law

We may update these terms from time to time; continued use of the platform means you accept the current version. These terms are governed by the laws of England and Wales.
